1Who we are

Urban Properties is a real estate agency operated as a sole proprietorship by Sagar Rane, registered with the Maharashtra Real Estate Regulatory Authority (MahaRERA) as a real estate agent.

We act as a broker. We introduce buyers, tenants, owners, landlords and developers to one another and help the transaction along. Unless a listing says otherwise, we do not own the properties shown on this site and we are not a party to the sale or lease agreement you eventually sign.

2What this site is for

The site shows properties available to buy or rent, new launches by developers, and information about localities and our services. Owners and partner brokers can submit a property for us to list.

By using the site — browsing, enquiring, registering or submitting a property — you accept these terms. If you do not accept them, please do not use the site.

3Listings and their accuracy

The details on a listing — area, price, floor, age, amenities, photographs, RERA status — come from the owner, developer or broker who supplied them. We check what we reasonably can before publishing, and we mark a listing Verified only when we have visited it ourselves, but we cannot guarantee that every detail is complete, current or correct.

Nothing on a listing is an offer capable of acceptance, or a promise that a property is available at the price shown. Before you commit to anything, confirm it in person and in the documents.

• Prices are indicative and may change without notice.
• Carpet, built-up and plot areas are as stated by the supplier — measure before you buy.
• A RERA badge means the supplier told us the project is registered; check the number on MahaRERA's website yourself.
• Photographs may be of a sample flat or a similar unit, and may not show the exact property.

4Listing your property

When you submit a property you confirm that you own it, or have the owner's written permission to market it, and that everything you have entered is true and not misleading. You also confirm that you have the right to use every photograph you upload.

Every submission is reviewed before it goes live. We may edit a listing for clarity, decline it, or remove it at any time without giving a reason. Listing a property on this site is free. You may ask for a listing to be taken down at any time from your dashboard; we will remove it once we have checked the request.

5Enquiries and contact

When you enquire about a property, register, or ask us to call you, you agree that we may contact you by phone, SMS, WhatsApp or email about that enquiry and about properties that match it. You can ask us to stop at any time by replying to a message or calling us.

Enquiries are handled by Urban Properties. We share your details with an owner, landlord or developer only as needed to take your enquiry forward. How we handle your information is set out in our Privacy Policy.

6Your account

An account is created with your name and phone number. You are responsible for what is done from your account and for keeping your login details to yourself. Tell us at once if you think someone else has used it.

We may suspend or close an account that is used to post false listings, to harvest contact details, to send spam, or in any way that breaks these terms or the law.

7Fees and brokerage

Browsing, enquiring and listing on this site are free.

Where we act as broker in a transaction, our brokerage is 1% of the sale value for a purchase, or one month's rent for a tenancy, payable by each party we act for, unless a different fee has been agreed with you in writing. Brokerage is due when the agreement for sale or the leave-and-licence agreement is signed, and is exclusive of GST where applicable.

We do not charge for site visits, or for introductions that do not lead to a transaction.

8What we are not responsible for

We take care over the site and its listings, but you use both at your own risk. To the extent the law allows, Urban Properties is not liable for any loss arising from a listing being inaccurate or out of date, from a transaction between you and another party, from the site being unavailable, or from anything on a third-party site we link to.

Nothing in these terms limits liability that cannot be limited by law.

9Content and trademarks

The text, design and layout of this site, and the Urban Properties name and logo, belong to Urban Properties. "Urban Properties" is a registered trademark. Listing photographs and descriptions belong to whoever supplied them and are shown here with their permission.

You may view and print pages for your own use. You may not copy listings, scrape the site, or reproduce its content for any commercial purpose without our written permission.

10Changes to these terms

We may update these terms from time to time. The date at the top of this page tells you when they last changed. Continuing to use the site after a change means you accept the updated terms.

11Governing law

These terms are governed by the laws of India. Any dispute will be subject to the exclusive jurisdiction of the courts at Thane, Maharashtra.
