1Who is responsible for your information

Urban Properties, a sole proprietorship operated by Sagar Rane in Thane, Maharashtra, is responsible for the personal information collected through this site and the developer microsites we run. We handle it in line with India's Digital Personal Data Protection Act, 2023.

2What we collect, and when

We collect only what the site needs to do what you have asked of it.

• When you enquire about a property or ask for a call back: your name, phone number, email address if you give it, your message, and which property or page the enquiry came from.
• When you register: your name and phone number, and your email if you add it.
• When you save a property: the properties you have saved, against your account.
• When you list a property: the details of the property, your name and phone number, and whether you are the owner or a broker.
• While you browse: a cookie that identifies your browser, the pages you view and the searches you run, so that when you enquire we can see what you were looking at, and so we can show you better matches.
• Technical information every website receives: your IP address, browser and device type, and the page that referred you.

3How we use it

We use your information to respond to your enquiry, to show you properties that match what you have looked at or asked for, to run your account and your listings, to keep the site secure, and to understand which pages are useful so we can improve them.

We may contact you by phone, SMS, WhatsApp or email about your enquiry and about matching properties. You can ask us to stop at any time.

4Who we share it with

We do not sell your information, and we do not share it for anyone else's marketing.

• An owner, landlord or developer, only as needed to take your enquiry forward.
• Service providers that run parts of the site for us — our web host, the email and SMS services that deliver our messages, and Google Analytics, which reports on site usage in aggregate. They process information on our instructions.
• The authorities, if the law requires it.

5Cookies

The site uses a small number of cookies: one that identifies your browser so your saved properties and enquiries connect to your visit, one that keeps you logged in if you register, and Google Analytics cookies that measure site usage. A banner lets you choose whether analytics cookies are set. You can also clear or block cookies in your browser; the site will still work, but saved properties will not follow you between visits.

6How long we keep it

Enquiries, account details and saved properties are kept for as long as your account exists or your enquiry is open, and for a reasonable period afterwards so we can answer follow-up questions. Browsing records are kept to understand demand and improve the site. If you ask us to delete your information we will do so, except where the law requires us to keep a record.

7Your rights

You can ask us what information we hold about you, ask us to correct it, ask us to delete it, or ask us to stop contacting you. Write to us using the phone number or email address in the footer, or through the Contact page, and we will respond within a reasonable time. If you are not satisfied with our response you may complain to the Data Protection Board of India once it is operational.

8Security

The site runs over HTTPS. Admin access is protected by two-factor authentication. Enquiries and account details are stored in a private area of the site that is not visible to visitors. No system is perfectly secure, so please do not send us anything more sensitive than the site asks for.

9Children

This site is for adults arranging property transactions. We do not knowingly collect information from anyone under 18.

10Changes to this policy

When this policy changes, the date at the top of the page changes with it. If a change materially affects how we use information you have already given us, we will tell you before it takes effect.
